What are the best types of properties to buy to rent?

The best type of property to buy would be either a 2 / 3 bedroom home or a 2 / 3 bedroom apartment. The most crucial aspect to buying a property to rent is the location. It is important that the property has amenities close by such as schools & shops.

Back gardens are advantageous to tenants with small children, alternatively a large patio/balcony will suffice.

It is important to be aware of the BER cert and the implications for tenants with heating bills, try and buy something with a good BER or a property that you can upgrade the insulation / heating system in without great expense.

What are the best areas to buy rental properties in?

Ideally buy close to or in a town/village. There is a lot of competition from established landlords in the seaside locations such as Rosslare / Kilmuckridge. Try and buy where the demand is strongest such as Wexford town.

What Yield can i expect from my property?

The term yield is rarely used in Residential Property however there is fantastic value in this sector of the property market. Yields for new buys can be as high as 7 / 8 %.

Why should i list my property with an agent?

Letting your property is a risky business and needs a professional service. Choosing the wrong tenant can be a costly mistake not only to the capital value of the property but to your fit out.

It is also important that the correct tenant is chosen to allow your neighbours peaceful enjoyment of their own homes.

Sometimes what is the prefect tenant to you may not be the perfect tenant to a professional experienced letting agent. You can also offset the Let and Management Fees for the service against your income tax bill on your property.

What happens if my house gets damaged by tenants?

A security deposit of one months rent is collected in case compensation should be required for damages. Keeping a close eye on your property is crucial during the tenancy.

How many times will you inspect my property?

As part of our Let Service all Tenancy Agreements are arranged by Wexford Rentals & Property Management.

Who will transfer my ESB account?

Wexford Rentals & Property Management will transfer your account into the tenants name. Please ensure that you have the MPRN number to hand.

Can you sell our house aswell?

We are purely focused on Professional Renting & Property Management. We can however make recommendations on who is best to sell your home. Please contact us for further assistance.

We havent seen your signs in our area

We don’t put signs everywhere. Some tenants would rather not have it known that they are on the move and some landlords would rather not make if obvious that a property is empty.

We can however place a sign on your property should you wish.
